The Facility Specialist/Assistant Manager for ZEISS Global Capability Center (GCC) is responsible for managing the physical infrastructure, operations, and services of the facility to ensure a safe, efficient, and high-quality work environment. This role combines strategic planning with hands-on operational management. The Facility Manager will oversee team and vendor contracts to deliver consistent, high-quality service in alignment with ZEISS corporate standards and values.
Operations and Maintenance
- Oversee daily operations, including Housekeeping, Security, Facility readiness and maintenance and repair of all building systems (e.g., HVAC, electrical, plumbing, mechanical) to ensure reliability and high availability.
- Implement proactive and preventive maintenance programs to extend asset lifespan and minimize downtime.
Health, Safety, and Security
- Ensure full compliance with local and OSHA standards.
- Develop and implement emergency preparedness and business continuity plans.
- Conduct regular safety audits, risk assessments to identify and mitigate potential hazards and align with builder team to conduct fire drills.
Vendor and Contract Management
- Monitor vendor performance to ensure adherence to contracted Service Level Agreements (SLAs).
Budgeting and Financial Management
- Develop, manage, and monitor facility budgets, including forecasting operational expenses (Opex) and capital expenditures (Capex).
- Track costs, approve invoices, and identify opportunities for cost savings and operational efficiencies.
Space Management and Projects
- Optimize space utilization within the GCC to enhance productivity and collaboration.
- Coordinate and manage facility projects, including renovations, installations, expansions, office moves, and new building projects, ensuring timely and budget-conscious execution.
Sustainability and Innovation
- Promote energy efficiency and sustainability initiatives to reduce the facility's environmental impact.
- Integrate relevant facility management technologies (e.g. IoT devices, building automation systems) to streamline operations and enable data-driven decision-making.
Team Leadership and Communication
- Lead, mentor, and motivate a team of facilities professionals to achieve operational excellence.
- Serve as the primary point of contact for internal stakeholders, departments, and employees regarding facility-related needs, ensuring effective communication and high occupant satisfaction.
Required Qualifications and Skills
Education
- Bachelor’s degree in Facilities Management, Engineering- EEE/ Civil, Business Administration, Hotel Management or a related field.
Experience
- Minimum of 4 years of experience in facilities management or operations management, preferably within a large corporate or global environment.
- Experience managing multiple locations or sites is a plus.
Technical Skills
- Basic Knowledge of building systems (HVAC, electrical, plumbing, fire safety, security) and maintenance practices.
